Renters’ Rights Act Information Sheet

Got the email from your agent?

Forward it to Ledger & Lease. We prepare the Proof Record.

We read the notice into a private draft. You confirm what was sent, when, and how. Then you issue a Proof Record with a verification link anyone can check later.

England ·Private tenancies ·31 May 2026 deadline

A ledger sits open on a kerbstone in front of a row of English terraced houses; faint red threads run from its pages to each front door.

Already had the email from your agent?

“We sent it” is not the same as “we can prove we sent it.”

Bulk platforms send. They do not always keep the individual tenant-level record. The duty under the Act sits with the landlord.

How it works

Three steps. The middle one is yours.

  1. Forward

Send the agent email to your Ledger & Lease address, for example yourname@evidence.ledgerandlease.co.uk. Your own address is generated when you sign up. Drag the email into a new message and send it.

  2. Review the draft

Within a minute, a draft summary arrives in your inbox. It shows what Ledger & Lease found and what still needs your confirmation: tenant count, source version, service date, and evidence strength.

  3. Issue the record

Confirm the facts and pay once. The verification link follows immediately. From that point, the Proof Record is locked.

Forwarding creates a private draft, not a public record. Nothing is issued until you confirm and pay.

What you receive in your inbox

The useful email comes back.

Within a minute of forwarding, a structured summary lands in the same inbox you sent from. It shows what was read out of the notice, and what still needs you.

Nothing is published. Nothing is shared with your agent. The draft waits until you open it.

You stay in control. We do not issue anything from email. You confirm the facts before a Proof Record is created.

Draft made from your agent email

We read the notice and saved a private draft. Nothing is visible to anyone else until you confirm and issue.

What we need from you

  • Confirm how many listed tenants are on the tenancy.
  • Confirm this notice relates to your tenancy.
  • Review the draft before issuing the Proof Record.

Review draft

Nothing public has been created. A Proof Record is only issued after you confirm and pay.

What you’re buying

Proof that travels.

A PDF in your inbox shows the document exists. A Proof Record shows what you logged, when, how, and against which source.

If a council, insurer, tribunal, or solicitor asks later, they do not need your filing system. They open the link and check the record.

What is a Proof Record?

A dated registry entry. Nothing more.

A Proof Record is a dated registry entry showing what was logged, when it was logged, which source version it relates to, and what evidence category was attached. It has a verification link someone else can open later.

It is not legal advice. It does not replace your own records. It makes the action you logged easier to check without exposing tenant names, addresses, rent figures, or private files.

RRA Information Sheet

Six places this rule gets you. Start with these three.

The rule is short. The obligations around it are not. Three places a straightforward duty becomes a procedural one, and how a Proof Record handles each.

  • 01

The link is not the document.

A link in an email is access. The duty is to give the sheet itself, in a form someone can keep.

  • 03

Each named tenant needs separate proof.

Three names on the agreement means three duties to discharge, and three sets of evidence if anyone checks.

  • 06

    The source itself can change.

The official PDF on GOV.UK can be updated after you send it. The record shows which version was actually given.
